What happens during professional radon testing?
A professional radon test is a highly controlled scientific evaluation. The process begins with a site assessment where a certified technician identifies the most appropriate location for the testing device (typically the lowest livable level of the home). Unlike retail canisters, professionals usually use Continuous Radon Monitors (CRMs). These electronic devices record hourly fluctuations in radon levels, as well as humidity, temperature, and barometric pressure.
Once the monitoring period is complete, the technician retrieves the device and generates a detailed report. This report provides a graph of the hourly levels, which can show how radon spikes during the night or when the HVAC system is running. Professionals then analyze these trends to recommend specific mitigation strategies, such as sub-slab depressurization, based on your home’s unique footprint and soil composition.
What is a “safe” level of radon? What is a “high” level of radon?
There is no safe level of radon exposure. Because radon is a radioactive gas, even small amounts can theoretically damage lung tissue and increase the risk of cancer over a lifetime. However, because radon occurs naturally in the soil, it is nearly impossible to reach a “zero” reading.
Because of this, the Environmental Protection Agency (EPA) has established an “action level” of 4.0 pCi/L. If your home tests at or above this number, the EPA strongly recommends installing a mitigation system. A level of 4.0 pCi/L is considered “high” and carries a significant long-term health risk.
While 4.0 pCi/L is the regulatory threshold, many health organizations, including the World Health Organization (WHO), suggest a more conservative action level of 2.7 pCi/L. The EPA also suggests considering mitigation if your levels are between 2.0 and 4.0 pCi/L.
What does pCi/L mean?
In the United States, radon is measured in picocuries per liter (pCi/L). The “L” stands for one liter of air (about the size of a large soda bottle). The “pCi” stands for a picocurie, which is a measurement of the rate of radioactive decay.
When you see a reading of 4.0 pCi/L, it means that in every liter of air in your room, approximately 0.148 radioactive disintegrations are occurring every second. During these disintegrations, the radon atoms break down and emit alpha particles.
These particles are heavy and carry a lot of energy, but they cannot travel far. While they can’t penetrate your skin, if you inhale them, they can strike the sensitive lining of your lungs, causing DNA damage that may eventually lead to lung cancer.
How often should I test my home for radon?
Since radon levels are not static and can change based on the season, the settling of your home, and even the weather, the EPA and most state health departments recommend testing your home at least every two years. Even if your initial test was low, structural changes like new cracks in the foundation or the natural shifting of the earth can open new pathways for radon to enter.
Beyond the biennial “check-up,” there are specific “trigger events” that should prompt an immediate re-test, such as home renovations, structural foundation repairs, and after any living pattern changes.
Testing should ideally be done during the heating season (winter) when windows are closed and the stack effect is strongest. This provides a “worst-case” snapshot of your exposure. Regular testing is the only way to ensure your home remains a healthy environment for your family over the long term.
