How Long Does It Take To Install a Radon Mitigation System?

For a typical single-family residence, radon mitigation is almost always a one-day project, usually taking between 3-5 hours from start to finish. Our goal is to arrive in the morning and have your system up and running before you’re even thinking about dinner.

However, complexity adds time. For instance, if your home has a crawlspace that requires a vapor barrier (plastic sheeting), or if we need to install multiple “suction points” to account for different foundation sections, the project might lean closer to a full six or seven-hour day.

Routing also matters. A “standard” exterior install, where the pipe exits the house and runs up the side of the wall, is faster than an internal route through a garage or attic, which requires more precise cutting and structural navigation to keep the system hidden.

Once the physical installation is complete, the results are nearly instantaneous. The fan begins pulling gas immediately, and radon levels typically drop significantly within the first 24 to 48 hours.

Does a radon mitigation system run all the time? Are the fans loud?

Yes, a radon mitigation system is designed to run 24 hours a day, 7 days a week. This is because radon gas is constantly being produced in the soil through the natural decay of uranium. If the fan is turned off, the pressure differential disappears, and radon levels can begin to rise back to their original concentrations in as little as a few hours.

As far as noise levels, professionally installed system should be very quiet. When the system is mounted on the exterior or in an attic, the sound inside the home is usually no more than a faint, rhythmic hum, similar to a high-end refrigerator or a quiet bathroom vent. As an owner-operator, I take extra care during installation to use vibration-isolated mounting brackets and strategic pipe placement to ensure the system is “felt” but not heard.

If you ever hear a rattling or a loud whistling, it’s a sign that the system needs a quick adjustment or the fan is reaching the end of its life. For the vast majority of my clients, the system quickly becomes a “background” part of the home that they rarely notice.

How long does a radon mitigation system last?

The PVC piping and the structural elements of the system are essentially permanent. They are designed to last as long as the house itself. There are no moving parts in the pipes, so once they are sealed and routed, they require little maintenance.

The radon fan is the only component that will eventually need replacement. On average, a high-quality radon fan lasts between 10 and 15 years. Replacing a fan is a straightforward process that doesn’t require re-installing the entire system.

However, I always tell my clients that while the fan might be running, the house can settle or new cracks can form over a decade. That is why the EPA recommends re-testing your home every two years to ensure the system is still effectively keeping levels low. It’s a small, inexpensive check to ensure your long-term protection is still working exactly as intended.

Does a radon mitigation system require regular maintenance?

Radon mitigation systems are mostly “set it and forget it” systems, but low-maintenance doesn’t mean no maintenance. They are still mechanical systems that require periodic attention to ensure they continue to protect your family’s health.

We recommended monthly manometer checks, ensuring the liquid levels are uneven (even liquid means the fan is failing), replacement the fan as needed (usually every 10-15 years), retesting for radon every 2 years, and doing visual inspections of the seals, as you can.

In addition, if you complete any major home improvements, such as finishing a basement, installing a new HVAC system, or adding a room, you should test for radon immediately after to ensure the airflow changes haven’t impacted the system’s efficiency.
